ad with maps U.S. GOVERNMENT The Unites States Department of Agriculture (USDA), Agricultural Market Service (AMS), Cotton and Tobacco Program seeks to lease the following space: State: TENNESSEE City: BARTLETT, CORDOVA, OR ARLINGTON Delineated Areas: Delineated Area A: Bartlett Corporate Park North: Ellis Road South: Stage Road (Highway 64) East: North Germantown Road West: Brother Boulevard/Appling Road Delineated Area B: Arlington Industrial Park North: Highway 70 South: Milton Wilson Dr./Memphis Arlington Rd East: Airline Road West: Gerber Road Delineated Area C: Goodlett Farms Parkway North: Interstate 40 South: Dexter Road East: Appling Road West: Whitten Road Minimum Sq. Ft. (ABOA): 83,600 Maximum Sq. Ft. (ABOA): 87,800 Space Type: OFFICE, WAREHOUSE, & LABORATORY Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 6 Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: Sole tenancy is required and all space must be contiguous within one building. Subleases are not acceptable. A fully serviced lease, to include all tenant improvement build out, is required to be provided as part of the rental consideration with the exception of utilities and janitorial services. The Government shall have access to the space 24 hours a day, 7 days a week. In addition to the required 6 noted above, a minimum of 160 public parking spaces for visitors and employees must be located within a walkable ¼ mile of the offered space. The 160 parking spaces are not required to be reserved, or included in the lease. The on-site parking lot must have a security gate with guard house. A secured and fenced ware yard of a minimum of 1.5 acres is also required, and must be immediately adjacent to the building and loading dock area. Approximate square footage break outs of the types of space are as follows: Office: 19,800 sf Warehouse: 24,000 sf Classing Laboratories: 27,000 sf Other Related Space: 12,800 sf There are 5 cotton classing laboratories and two sample conditioning rooms all maintained in strict atmospheric conditions of 70 degrees Fahrenheit +/- 1 degree, and relative humidity of 65% +/- 2%. To accomplish this, these areas are required to be equipped with specialized HVAC equipment as well as built in dust and lint removal systems to produce a clean, safe and healthy work environment for all employees. In addition, automation and conveyance equipment is also required to reduce the manual movement of cotton samples throughout the grading process. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Bartlett, TN that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunication infrastructure, and non-productive agency downtime. Due to the considerably complex nature of this requirement it is required that any interested party, prior to submitting an expression of interest MUST 1.) Contact the Real Property Leasing Officer to arrange for a site visit, and 2.) Complete the site visit at our current location in order to gain a better understanding of our requirement. Expressions of interest must include the following information: • Address/location of property to be considered. • Rentable square feet available and expected rental rate per rentable square foot, SHELL rate only. • ANSI/BOMA office area (ABOA) square feet to be offered and expected SHELL rental rate per ABOA square foot. Due to the complexity of the requirement the Government will determine an appropriate independent government cost estimate for all operating costs and tenant improvements that will be applied respectfully for all expressions of interest when conducting the cost benefit analysis. • Property Ownership Information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).
