- Seattle CBD Map PDF of FBO Ad Solicitation 5WA0440 Expressions of Interest General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle Delineated Area: Seattle CBD (see attached map) Minimum Sq. Ft. (ABOA): 23,114 Maximum Sq. Ft. (ABOA): 24,270 Space Type: Office Parking Spaces (Total): 50 reserved; structured Full Term: 10 years Firm Term: 5 years Additional Requirements: No Top Floor Space; No First Floor Space; Space Must Be Contiguous; Law Enforcement Agency Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic (RP8) and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: 3 pm Pacific, August 27, 2015 Offers Due via AAAP: September 1-7, 2015 Occupancy (Estimated): March 2017 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. The AAAP will enable interested parties to offer space for lease to the Federal Government for future projects. The offer submission process is entirely web-based and allows registered participants to submit and update offers based on a Request for Lease Proposals (RLP) within a specified time frame referred to as the ‘Open Period'. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the ‘Open Period'. The Open Period for September is September 1, 2015 to September 7, 2015, ending at 11:59 p.m. EST. The AAAP will be used to award leases of no less than 500 ANSI/BOMA Office Area (ABOA) square feet (SF) to satisfy new requirements and/or compete existing leases for potential replacement. The Government reserves the right to award more than the 500 ABOA SF minimum mentioned herein, to make multiple awards, and/or combine multiple space requirements. Building/ space specifications and offer terms and conditions are contained in the RLP and related documents posted on the website (https://aaap.gsa.gov). Specific requirements will be identified after the close of the Open Period. Lease awards will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During an Open Period, offerors will be permitted to keep current offers, modify or withdraw those offers.
