(ABOA): 22,087 ABOA SF of office space Maximum Sq. Ft. (ABOA): 22,087 ABOA SF of office space Space Type: Office Parking Spaces (Total): 0 secured Parking Spaces (Surface): 30 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 15 Years Firm Term: 10 years Option Term: One 5-year option Additional Requirements: NOTE: · Space should be located on the 3 rd floor or higher; may be located on 2 nd floor if the windows are 18’ or higher above the exterior finished grade · Space must be contiguous on one or two floors · Cannot be collocated with pretrial services, probation or federal public defenders · Cannot be in the same building with mental health facilities; drug treatment facilities; blood or plasma donation centers; bail bonds; criminal rehabilitation or reintegration services such as halfway homes; law firms specializing in criminal defense or immigration cases; social service organizations including organizations that provide assistance to crime victims and immigrants; temporary labor services · Cannot be located within 5 blocks of residential properties; space cannot be collocated in a building with residential units · Must be more than 1,000 feet from drug free zones such as schools, colleges, universities, playgrounds or housing facilities owned by a public housing authority · Must have space on roof for satellite dish · Must be able to meet Security Level 2 requirements The additional requirements as listed above, with the exception of the delineated area, will be weighted during the market survey for the purpose of a security evaluation to determine if the location can meet the agency's security requirements. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Offeror shall be required to provide a fully serviced lease.
