Description
Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Kew Gardens, NY that will be expiring. The Government requires office and related space yielding a minimum of 42,693 ANSI/BOMA Office Area (ABOA) square feet up to a maximum of 44,827 ABOA square feet. The lease term requirement is for ten (10) years. The space must be available for occupancy by November 30, 2016. The delineated area is: North: Long Island Expressway (I-495) East: Woodhaven Blvd South: Metropolitan Ave West: Parsons Blvd Other applicable requirements include the following features: 1. 116 secured parking spaces for Government Owned Vehicles (GOVs) 2. Ability for the location to be certified and house a Sensitive Compartmentalized Information Facility (SCIF) 3. Building is located within 1/4 walkable mile to public transportation 4. Security features include but are not limited to: a. 50 feet minimum setback b. Secure loading dock access c. Secure screening of building visitors d. Minimum of Facility Security Level (FSL) III The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Alfonso Yau Contracting Officer U.S. General Services Administration Public Buildings Service 26 Federal Plaza, Room 16-100 New York, NY 10278 Tel: 212-264-9443 E-Mail: alfonso.yau@gsa.gov Expressions of interest must be submitted to the above address, preferrably via E-Mail, by 5:00 PM EST on September 1, 2015, and must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced (inclusive of RE Taxes and all Utilities). • ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
