- REVISED - U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST in Tulsa, Oklahoma RLP No. 4OK0153-A General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Tulsa Delineated Area: Northern Boundary: 21st street Eastern Boundary: S 145th E Ave to N Aspen Ave Southern Boundary: E 51st Street Western Boundary: S Harvard Ave Minimum Sq. Ft. (ABOA): 5,257 square feet Maximum Sq. Ft. (ABOA): 5,257 square feet Space Type: Office Parking Spaces (Total): 12 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 12 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: Offered space must be contiguous and have the potential for an efficient layout. Storage areas shall have a minimum live load capacity of 100 pounds per ANSI/BOMA Office Area square foot including moveable partitions. Parking spaces must be secured. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for Energy Star, Fire Safety, Handicapped Accessibility, Seismic and Sustainability set forth in the Request for Lease Proposals (RLP). Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site. Energy efficiency and renewable energy features existing within the building. List of building services provided.
