Delineated Area Map - Pensacola, FL U.S. Government Expressions of Interest Sought - Project 3FL0432-A1 General Services Administration (GSA) seeks to lease the following space : State: FLORIDA City: PENSACOLA Delineated Area: •· POINT OF BEGINNING: Pine Forest Road (SR 297) and I-10 •· South on Pine Forest Road (SR 297) to Junction Alt. US Hwy 90/Hwy 10A •· South on U.S. 90/10A to N. New Warrington Road (Hwy 295) •· Southwest on New Warrington Road (Hwy 295) to Junction US Hwy 98/Hwy 294 (Navy Blvd.) •· East on US Hwy 98/Hwy 294 (Navy Blvd.) to intersection of S. Pace Blvd. (Hwy 292) and W. Garden Street •· South on S. Pace Blvd. (Hwy. 292) to Escambia Bay •· Escambia Bay north/northeast to I-10 Bridge •· West on I-10 to Pine Forest Road (SR 297) POINT OF BEGINNING MAP ATTACHED Minimum Sq. Ft. (ABOA): 6,500 Maximum Sq. Ft. (ABOA): 6,711 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Reserved Structured/Surface Secured): 10 Full Term: 10 years Firm Term: 5 years Soft Term: 5 years Additional Requirements: •· 20' minimum building setbacks •· 2 nd floor and higher space preferred •· Ground floor space subject to additional physical security measures at discretion of tenant agency •· Space must be contiguous •· 24/7 access to building •· Secured on-site parking - 10 spaces •· Building may not be within 1000' feet of drug free zones. •· Space must be located in a professional office setting. •· Space shall not be located in the same building as agencies providing: probation and/or parole services; halfway houses; drug abuse counseling/ rehabilitation programs; and similar social service and welfare programs. •· Multi-tenant, multi-story buildings must offer an elevator controlled by a card reader system for the sole use of the Government shall be provided from the secure parking level, with elevator exits to both the visitor entry and secure areas. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
