- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Irving Delineated Area: North - From the intersecting points of N. Belt line Rd. and Highway 114 to intersecting points Highway 348 and Riverside Dr. East - From intersecting points Highway 348 and Riverside Dr. (Riverside Dr. turns into East then West Rochelle Blvd) to N.O'Cornnor Blvd. and 183 (Airport Freeway). South - From intersecting points N.O'Cornnor Blvd and Highway 183 (Airport Freeway) to Highway 183 (W Airport Freeway) and N. Belt Line Rd. West - From intersecting points of Highway 183 (W. Airport Freeway) and N. Belt Line Rd. to N. Belt line Rd and Highway 114. Minimum Sq. Ft. (ABOA): 4,497 Maximum Sq. Ft. (ABOA): 4,497 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Surface): 0 Parking Spaces (Structured): 16 Parking Spaces (Reserved): 16 Full Term: 15 years Firm Term: 5 years Option Term: N/A Additional Requirements: •A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). •B. Proposed space must be contiguous, cannot be located on the first or top floor of the building space. Space on the first floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. •C. Secured, parking is preferred; however, secure surface parking will be considered on a case-by-case basis. •D. Government shall have the right to mount antennas on the roof of the building. •E. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. •F. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain.
