South: Avenue M from Ocean Ave. to Flatlands Ave. from Avenue M to Flatbush Ave. West: Ocean Ave. from Parkside Ave. to Avenue M. Minimum Sq. Ft. (ABOA):12,221 Maximum Rentable Sq Ft. (RSF):12,832 Space Type:Office Parking Spaces (Total):0 Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 years Firm Term:5 years Option Term:None Additional Requirements: • First floor, single floor, contiguous space is preferred. If unavailable, space may be on no more than two contiguous floors with 10-20% on one floor and the remainder on another contiguous floor. •Two elevators required if space is above ground level. One elevator can be a freight elevator. •Separate visitor and employee restrooms required. •Offered space must be within 2 blocks of public transportation if available in the area. •Employee and Visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. Offered space must meet Government requirements for the fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
