Description
The U.S. Department of Agriculture, Farm Service Agency in Henderson County, Kentucky is interested in leasing approximately 5,200 rentable square feet of space. The rentable space shall yield a minimum of 3,536 ANSI/BOMA usable square feet of first class, high quality office space and 30 parking spaces. Lease term requirement is for 10 years, 5 years firm. Office space located within the floodplain cannot be considered. The area to be considered for the Henderson County USDA Service Center shall be enclosed by and fronting the following: Delineated Area 1 NORTH - Beginning near William Newman Park, at the intersection of Corporate Drive and Madison Street (and including the industrial area of Corporate and Commonwealth Drives), travel south-east on Madison Street to Atkinson Street, move north-east along Atkinson Street to Airline Road, travel Airline Road east to US 41, then go US 41 / Southside Drive north to 2nd Street / Zion Road. Beginning at the intersection of 2nd Street / Zion Road travel east to Pennyrile Parkway/ US 41. Delineated area will continue to front the Zion Road spur east to the intersection of Zion Road and Denise Drive. EAST -. Beginning at the intersection of 2nd Street / Zion Road and Pennyrile Parkway, trek south on Pennyrile Parkway to the intersection of Pennyrile Parkway and Henderson By-Pass (Hwy. 425). SOUTH - Travel west to the intersection of US 41. WEST - Turn north on US 41, then north-west on State Highway 136 ending and terminating delineated area at Madison Street. Delineated Area 2 The area contained within and fronting the following: Beginning at the intersection of Pennyrile Parkway / US 41 and Hwy 60, and moving north to Watson Lane, then southeast to Hwy 60, and Hwy 60 west back to Pennyrile Parkway. The design and construction of any new buildings, or additions to existing buildings, must be constructed in accordance with the seismic provisions as required in local code for a Certificate of Occupancy. Existing construction must be in compliance with Standards of Seismic Safety for Existing Federally Owned and Leased Buildings ICSSC Recommended Practice 8 (RP 8). Intent of seismic compliance must be performed and certified by a licensed civil or structural engineer prior to final offer.
