Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Arkansas City: El Dorado Delineated Area: North: 5th Street, El Dorado, AR South: Business 82, El Dorado, AR East: Madison, El Dorado, AR West: College Street, El Dorado, AR Minimum Sq. Ft. (ABOA): 2,036 Maximum Sq. Ft. (ABOA): 2,036 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers. B. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or similar type offices. C. Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the proposed building will not be considered. D. Proposed space cannot be located on the first or top floor of the building space. Space on the first floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in El Dorado, AR that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
