- U.S. GOVERNMENT RLP#: GS-05P-LIL19468 The U.S. General Services Administration (GSA) seeks to lease the following space in the Greater Chicagoland area (Chicago and surrounding suburbs, IL): State: Illinois City: Chicago and surrounding suburbs Delineated Area: North – Route 58/ Golf Rd/ Emerson St/ Elgin Rd/ Clark St West – Hwy 59 South – Route 36/ Route 7/ Hwy 355/ Hwy 80/Route 30/ 211 th Street East – Indiana Border/ Lake Michigan Minimum Sq. Ft. (ABOA): 60,000 ABOA SF with the right to expand to the requirement by 10,000 to 15,000 ABOA SF by Lease Award Space Type: ”Archival/Climatized” Light Industrial / Flex / Warehouse / FORMER Retail Parking Spaces (Total): 50 on-site non-stacked spaces Parking Spaces (Surface): 50 on-site non-stacked spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 6 years Firm Term: 4 years Additional Requirements: · Single story, on grade. Single Tenant facility is preferred. A multi-tenant facility will be considered only if other tenant(s) are Federal Government entities. · 24-foot column spacing. · Class A facility. · 24 hour access required. · Mezzanine or loft space is not considered part of the ABOA SF unless it is fully ABAAS accessible. · Loading dock - Minimum one (1) loading dock that can accommodate “53-foot” long trailers. · Ceiling Height – 10 to 12-foot clear ceiling height in office area and minimum 15-foot clear height in warehouse. · Fully sprinklered office and warehouse area. · Areas to be outfitted for storage must have a level floor on a concrete floor slab with a load bearing capacity of at least 350 lbs per square foot. · The space must provide air-conditioned and humidity controlled areas for storage. · Security Level III to include a minimum 45 foot security setback from public parking, public roads, or other buildings as determined and acceptable to the Lease Contracting Officer. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The space must also conform to the National Archives and Records Administration (NARA) fire safety, security, and records protection requirements. A fully serviced lease is required. Offered space must be located at least 5 feet above and at least 100 feet away from a 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: September 30, 2015 Market Survey (Estimated): October 15, 2015 Offers Due (Estimated): Mid November, 2015 Occupancy (Estimated): October 1, 2016 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Procurement Number 5MO0143 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
