- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Lufkin Delineated Area: Northern Boundary: From the intersection of S 1st St. and E frank Avenue in an easterly direction to the intersection of E Frank Avenue and N 3rd St. Eastern Boundary: From the intersection of E Frank Avenue and S 3rd St. in a Southerly direction to the intersection of S 3rd St. and E Jodie Avenue. Southern Boundary: From the intersection of S 3rd St. and E Jodie Avenue in a Westerly direction to the intersection of S 2nd St. and E Jodie Avenue. Western Boundary: From the intersection of E Jodie Avenue and S 1st St. in a Northerly direction to the intersection of S 1st St. and E Frank Avenue. Minimum Sq. Ft. (ABOA): 4,738 Maximum Sq. Ft. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. B. The the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). C. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or similar type offices. D. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse, mental health counseling/rehabilitation programs, blood or plasma donation centers, day labor programs and services, and similar social service and welfare type programs, as well as private law firms representing drug offenders. E. Proposed space must be contiguous, must be located on the third floor or higher of a multistory building with more than three floors. Space on the below the third floor will be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required for space below the third floor. F. Secured-reserved, parking is preferred; however, secure surface parking will be considered on a case-by-case basis. G. Satisfactory public transportation must be available within two (2) blocks of the space offered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Lufkin, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
