Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State/ City: Washington, District of Columbia Delineated Area: Eastern Avenue, NE Ward 5 to Eastern Avenue, NE Ward 7 to Southern Avenue, SE Ward 7 to Southern Avenue, SE Ward 8 to South Capitol St, SE Ward 8 to South Capitol St, SW Ward 6 to M Street, SE Ward 6 to 1th Street, SE Ward 6 to Potomac Ave, SE Ward 6 to 19th Street, NE Ward 6 to Benning Road, NE Ward 6 to H Street, NE (West) Ward 6 to 3rd Street, NE (North) Ward 6 to Florida Ave, NE Ward 6 to Florida Ave, NW Ward 5 to Rhode Island Ave, NE Ward 5 to Eastern Ave, NE Ward 5 Minimum Sq. Ft. (ABOA): 4,097 Maximum Sq. Ft. (ABOA): 6,100 Space Type: Retail, Office Parking Spaces (Total): 15 Full Term: 10 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • Locations must be within 2,640 walkable linear feet from entrance to metro rail station • 1st floor space preferred • Offered space must be on no more than three (3) floors • Loading dock and/or freight elevator if not 1st floor space • Fifteen (15) parking spaces required within two (2) blocks of the leased space. The offered premises must be within the defined delineated area as shown and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must be received in writing no later than October 2, 2015 at 4:00 PM EST, and should include the following information at a minimum. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $46.49/ABOA SF, meeting GSA’s standard building shell requirements; 4. Building ownership information; 5. Amount of parking available onsite, or proposed adjacent location; 6. Energy Efficiency and renewable energy features existing within the building; 7. List of building Services provided; 8. One-eighth inch scale drawing of space offered; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement; 11. Permission to represent multiple owners for the same submission.
