Description
U.S. GOVERNMENT Project #5AZ0159 General Services Administration (GSA) seeks to lease the following space: State: Arizona City: Phoenix and surrounding Scottsdale Delineated Area: Phoenix/Scottsdale, AZ North: Loop 101 East: North Pima Road/Loop 101 South: E. Shea Blvd. West: AZ-51 Minimum Sq. Ft. (ABOA): 22,345 Maximum Sq. Ft. (ABOA): 23,462 Space Type: Office Parking Spaces (Total): Per local code Parking Spaces (Surface): 3 reserved Parking Spaces (Structured): 0 Parking Spaces (Reserved): 3 Full Term: 15 Years Firm Term: 10 Years Option Term: None Additional Requirements: Space to be located within two city blocks of a primary or secondary street with scheduled public transportation; Where on-site parking is not available, parking for disabled must be located within the same block. Space shall be contiguous, with a preference to be located on the first floor. If offered on an upper floor, space must be contiguous with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator; Space must allow efficient office configuration (space should be no more than twice as long as it is wide). Columns must be at least 20' from any interior wall and from each other, and be no more than 2' square; Offered Space shall provide for a minimum ceiling height of 8 feet 6 inches (with 9 foot structural beams). Janitorial services to be provided on weekdays between 7:00 AM and 5:30 PM. Offered Space shall not be located in industrial or residential zoned locations or near tenants, buildings, or environments that create odors or noises (cleaners, bars, liquor stores, beauty salons, bingo parlors, drug treatments, detention facilities, eating establishments). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Phoenix, AZ, that will be expiring 12/18/2016. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to this advertisement.
