Description
Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: WI City: Madison Delineated Area: North: Butler Street NE South: Basset Street SW East: Wilson Street SE West: Johnson Street NW Minimum Sq. Ft. (ABOA): 3,920 contiguous Maximum Sq. Ft. (ABOA): 4,312 contiguous Space Type: Office (3,920 USF ABOA) Parking Spaces (Total): 9 – secured, can be surface or structured, but must be secured. Parking must be within two blocks of the offered space. Parking Spaces (Surface): TBD Parking Spaces (Structured): TBD Parking Spaces (Reserved): 9 Full Term: 120 Firm Term: 60 Soft Term: 60 Option 1 Term: N/A Option 2 Term: N/A Additional Requirements: 1. Proposed building cannot house immigration, probation, public defenders, mental health clinics, day care facilities, abortion clinics, drug rehabilitation clinics, and/or social service offices 2. Proposed location must be above the first floor and cannot be located on the top floor of the building. 3. Proposed location cannot be within 1,000 feet of residential areas, places of worship, schools, hospitals, mental health clinics, drug rehabilitation clinics or day care facilities. 4. Proposed building must not be located in a floodplain area, near power plants, electrical transformers, night clubs, or in close proximity to airport, radar dishes and aircraft flight paths. 5. Must have surveillance cameras to be installed in the elevator lobby on the offered floor. 6. Proposed building must not be located in a high crime area. 7. Proposed space shall not be located in immediate vicinity of any facility identified by Interagency Security Committee (ISC) as handling or storing hazardous materials. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · 1/8” scaled drawings of the entire floor of the space offered, identifying the space, stairwells, etc. and the ground floor of the building including points of egress, or preferably a CAD drawing of the same. · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
