Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: New Orleans Delineated Area: The Central Business District of New Orleans, LA Minimum Sq. Ft. (ABOA): 7,779 ABOA SF of office space Maximum Sq. Ft. (ABOA): 7,779 ABOA SF of office space Space Type: Office Parking Spaces (Total): 4 secured Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 within two blocks walking distance Parking Spaces (Reserved): 4 Full Term: 10 Years Firm Term: 5 years Option Term: N/A Additional Requirements: •· Space should be located on the 2 nd floor or higher, but not on the top floor of the building •· Space must be contiguous •· Space must be located within two blocks walking distance of public transportation •· Must be able to meet Security Level 2 requirements Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. Offeror shall be required to provide a fully serviced lease. The U.S. Government currently occupies office and related space in a building under lease in New Orleans, LA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
