Description

Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Huntington, WV that will be expiring. The Government requires office and related space yielding a minimum of 3,040 and a maximum of 4,500 Net Usable Square Feet (NUSF), and 40 paved parking spaces. The lease term requirement is for 5 years firm and 5 years non-firm. The space must be available for occupancy by October 1, 2016. The delineated area is: North: Ohio River Road East: Big Ben Bowen Highway/Highway 193 South: Highway 64 West: Highway 75 Other applicable requirements include the following features: Proximity to public transportation Space must be no more than one floor or a stand-alone building Twenty-two (22) on-site reserved paved parking spaces Four (4) Offices with insulated walls and ceilings for privacy One (1) Office with access to reception area via customer window One (1) Work-Study/Volunteer Office with insulated walls and ceilings for privacy Two counseling rooms, one large and one small with insulated walls and ceilings for privacy Reception Area (wheelchair accessible, accommodate seating for patients; water fountain) Break Room (with sink area and area for table and chairs) Supply/Storage Room with securable door Copier/Fax Room with securable door Two (2) restrooms; ADA compliant and one (1) with baby changing station Data Closet (8'x8' minimum); a 1'x1' vent installed in door Wet Closet with securable door; for storage of supplies with sink The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments' requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
