Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently occupies 1,400 net usable square feet (NUSF) of clinical space in a building under lease in North Charleston, SC and has a requirement for a lease of this same square footage in the following delineated area. The offered building must be located within the following boundaries: North: 1 mile north of 9229 University Boulevard, North Charleston, SC 29406 East: 1 mile north of 9229 University Boulevard, North Charleston, SC 29406 South: 1 mile north of 9229 University Boulevard, North Charleston, SC 29406 West: 1 mile north of 9229 University Boulevard, North Charleston, SC 29406 Offerors must provide evidence that properties are outside of the 100 year flood plain. The VA currently occupies 1,400 net usable square feet of space at 9229 University Boulevard, North Charleston, SC as a Mental Health Facility. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be no more than one floor//two contiguous floors, and provide 1,400 NUSF of space. The lease term requirement is for ten (10) years with five (5) years firm and the space must be available by February 1, 2015. The VA seeks a full service lease (all utilities, services, maintenance cost included in the rent). On-site parking for 20 vehicles and 4 handicapped accessible parking spaces are required. The VA will consider alternative space if economically advantageous. In making the determination for lease award during the solicitation phase of this procurement the VA will consider, among other things, the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and IT/telecommunications infrastructure. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor) (specify services and utilities included); CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
