Description
US Government Seeks Expressions of Interest in Parker, Colorado and surrounding areas REQUIREMENT The Government currently occupies, 15,300 rentable square feet, 13,531 ANSI BOMA square feet of office space located at 115690 Parkerhouse Road, Parker, Colorado, in a lease that will be expiring in 2016. The government requires office and related space yielding a minimum of 13,000 ANSI/BOMA office area (ABOA) square feet, and a Maximum of 15,500 ABOA Square feet. The lease term is for ten (10) years - five (5) years firm and the space must be available for occupancy by August 1, 2016. Note: Need approximately 3,500 RSF office area and 10,000 RSF for warehouse/garage/ storage area. Locations delineated area comprises Parker, Centennial, Greenwood Village, Highlands Ranch, Lone Tree, Stone gate, Castle Rock, Cottonwood - Colorado areas. DELINEATED AREA: North of Hampden South of East E Wolfensburger Road. East So Parker Road West of Sante Fe Drive (highway 85) Broadway The Government is considering alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. REQUIRED: ALL OF THE INFORMATION BELOW MUST BE SUBMITTED WITH THE EXPRESSION OF INTEREST TO BE CONSIDERED FOR THIS REQUIREMENT: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental rate. Proximity to main arterials - show locations Parking access close the building for at least 7 surface spaces A garage with a roll top entrances, with drive through ability, of at least 15 ft. clear ceiling height, with two drive in doors (at least 14 ft. high x 10 ft. wide) to house government vehicles, including a large bus, and storage areas. Also need floor drain (no loading dock). Need parking lot area lot capable of maneuvering bus in and out of inside storage, 200 amp electrical service. Space to conform to all ADA requirements for fire and life safety, including automatic sprinkler system and ADA/ABAAS compliant and asbestos abated. Building access needed 24/7/365 Space must not be located near churches, schools, day care centers, or any areas where children are present on an on-going basis. Also provide the following: Building name and address Location of space in the building Rentable square feet offered and rentable rate per square foot (specifying services, utilities included and whether or not the quoted rental rate includes an amount for tenant improvements and state the amount) ANSI/BOMA defined usable square feet Percentage of common area factor used to determine the rentable square feet One-eighth inch scale drawing of space offered Contact information for owner or authorized agent Method of measurement for space offered Floor plan of space offered On site parking plan and where the parking is in relation to the building Energy efficiency and renewable energy features existing within the building, IF ANY Date of space availability If space offered is a spec building, provide tenant work letter and permitting documentation. Project schedule showing how the occupancy date of August 1, 2016 can be met. Tenant rent role showing all existing tenants in the building.
