Description
General Services Administration (GSA) seeks to lease the following space: State: Nashville City: Tennessee Delineated Area: North: I-65 and Briley Parkway (SR 155) east along Briley Parkway to Briley Parkway and Clarksville Pike (Hwy 12/US 41A). West: Briley Parkway and Clarksville Pike (Hwy 12/US 41A) south along Clarksville Pike to Rosa Parks Boulevard. Rosa Parks Boulevard to I-65 west to I-40 to I-440 to Charlotte Pike (US Hwy 70). South: I-440/Charlotte west on I-440 to I-65. South along I-65 to Harding Place. East along Harding Place to Donelson Pike. East: Harding and Donelson Pike north on Donelson Pike to Lebanon Road (US Highway 70). West along Lebanon Road to Briley Parkway (SR 155). North on Briley to I-65. Minimum Sq. Ft. (ABOA): 20,340 Maximum Sq. Ft. (ABOA): 20,340 Space Type: Office Parking Spaces (Total): 23 reserved spaces + access to 87 spaces Parking Spaces (Surface): 23 reserved spaces + access to 87 spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 23 reserved parking spaces Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • Space must be located in professional office environment. • Space must be within 30 minutes to the Nashville (BNA) airport. • Space must be within close proximity to mass transportation, hotels, and restaurants but cannot be near loud, noise producing activities or drug/alcohol rehab centers. • Space must be contiguous on a single level, should be efficient with column spacing at least 20 feet to center, and cannot have irregular configurations such as "U" or "L" shapes. • Space must have a minimum ceiling height of 10'6". • Space cannot be located in areas where crime exceeds the city-wide average. • Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. • All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date • In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. • Reference project number: 4TN0254. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Nashville, Tennessee that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
