Description
The VA currently occupies 9,500 net usable feet (nusf) of office space at 1701 Directors Blvd, Austin, TX 78744. The Current Lease Expires Nov 21, 2015. The VA is seeking to lease comparable space for a total of space not to exceed 9,500 of contiguous space. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be no more than one floor, and provide between 8,000 - 9,500 nusf of space. Onsite parking for 35 vehicles is required. A full service lease for up to 5 years with the government having 120 day termination rights will be considered. Occupancy required no later than Jan 18, 2016. To be considered, space must be within or bordering a delineated area as follows: Current Delineated Area Begin at the intersection of I-35 Frontage Road and E. St. Elmo Rd; take I-35 Frontage Road to E. Ben White Blvd. Take E. Ben White Blvd to S. Industrial Drive. Take S. Industrial Drive to Elmo Street Elmo Road back to I-35 Frontage Road. Offerors must provide evidence that properties are outside the 100 - year flood plain. A market survey of properties offered for lease will be conducted by the VA. THE GOVERNMENT IS LIMITED BY LAW (41 C.F.R As 102-73.55) TO PAY NO MORE THAN THE APPRAISED FAIR RENTAL VALUE FOR SPACE.
