Description
The United States Government, DEPARTMENT OF HEALTH AND HUMAN SERVICES, INDIAN HEALTH SERVICE seeks to lease class ‘A' medical space. The space offered must consist of approximately 10,154 rentable square feet in Lockport, NY or surrounding area. The space should yield 8,829 ANSI/BOMA usable square feet. Space must be contiguous and located on the first floor. The Government will require forty-two (42) surface parking spaces. Public parking cannot be located underneath or within building. See RLP and Lease for additional requirements. The proposed space must be located within the following delineated area in Lockport, NY or surrounding area. North boundary - Ridge Road/Wheeler Road East boundary - Day Road/Ernest Road/Bowmiller Road South boundary -Robinson Road/Lockport Road West boundary - Lockport Junction Road/Campbell Blvd. The proposed lease is for ten (10) full years, five (5) years firm, and should be fully serviced. Option Term: None Space must be ready for occupancy no later than December 31, 2016. The Government is considering alternative medical space if economically advantageous. In making this determination, the Government,, will consider among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as cost likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, equipment currently being utilized by the government at the current location, and non-productive agency downtime. Offered space must meet Government requirements for fire protection and life safety, accessibility, seismic and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. Consideration shall be based on the area profile, location, and proposed security precautions.
