General Services Administration (GSA) seeks to lease the following space: State:VA City:Arlington Delineated Area:•North: Interstate 66 •South: Four Mile Run •East: George Washington Parkway •West: North George Mason Drive, Arlington Boulevard, S. Glebe Road Sq. Ft. (ABOA) Minimum:18,453 Space Type:Office and related space Parking Spaces (Total):34 onsite secured spaces Parking Spaces (Surface):0 Parking Spaces (Structured):34 Parking Spaces (Reserved):33 spaces for Government vehicles Parking Spaces (unreserved):1 additional unreserved space Full Term:10 Years Firm Term:10 Years Additional Requirements:•Contiguous space is required; •Offered space must be located on the second (2nd) floor or higher and cannot be on the top floor of the building; •Parking adjacent to the leased space will be considered if onsite parking is not available; Valet parking of any other requirement to surrender vehicle keys is unacceptable; •Co-tenancy restrictions which will be determined on case by case basis. •Offered space must be located within walking distance (1/4 mile) of a metro stop. •Offered building must have the ability to accommodate ISC Level II Security Requirements. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. It is anticipated the incumbent Lessor may compete for this procurement. The Government is seeking to improve their current occupancy efficiencies and it is anticipated that much of the existing space will need to be redesigned and renovated. All informational rental quotations for incumbent Lessor(s) should include any swing space plan necessary to achieve tenant objectives. Not all minimum requirements are reflected in this advertisement. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $46.74/ABOA SF, meeting GSA's standard building shell requirements 4.Date of space availability; 5.Building ownership information; 6.Amount of parking available onsite; 7.Energy Efficiency and renewable energy features existing within the building; 8.List of building services provided; 9.List of current tenants located within the building; 10.One-eighth inch scale drawing of space offered; 11.Incumbent Lessor must include a swing plan as outlined above; 12.Name, address, telephone number, and email address of authorized contact; 13.In cases where an agent is representing multiple ownership entities, written acknowledgement; 14.Permission to represent multiple owners for the same submission.
