- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: THE U.S. GOVERNMENT CURRENTLY OCCUPIES 135,746 RSF (118,040 USF) OF OFFICE SPACE AT, 4820 UNIVERSITY SQUARE IN HUNTSVILLE, AL 35816 AND INTENDS TO NEGOTIATE WITH THE INCUBANT LESSOR UNLESS AN ALTERNATE LOCATION OF EQUAL SIZE AND QUALITY IS PROPOSED WHICH REPRESENTS AN ECONOMIC ADVANTAGE TO THE GOVERNMENT. ALTERNATE LOCATIONS MUST INLCLUDE ALL REPLICATIONS COSTS, COSTS ASSOCIATED WITH THE PHYSICAL RELOCATION AS WELL AS THE COST TO MOVE DATA AND TELECOMMUNICATION LINES AND OTHER INFORMATION TECHNOLOGY INFRASTRUCTURE. Only existing buildings will be considered and the space must be located in Huntsville, AL (Madison County). LEASE TERM: FOR A TERM OF TEN (10) YEARS WITH AN EIGHT (8) YEAR FIRM TERM AND BEGINNING ON OR ABOUT OCTOBER 7TH, 2014. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. On-site parking of 493 surface spaces, is required. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. The Building must be capable of meeting the Government's security requirements, as well. A fully serviced lease is required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years firm with an eight (8) year firm term. Brokers or agents may represent property owner, but written authorization from the owner, on the owners letterhead, is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease. To submit a location for inspection, please forward information by 5:00 PM EDT, November 5, 2015. Expressions of interest should include building name and address, location of space in the building, rentable square feet and parking offered, a site plan or floorplan for the offered building and the Project Number - 3AL0136. SUBMISSIONS RECEIVED AFTER 5:00 pm EDT, November 5, 2015 WILL NOT BE CONSIDERED. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
