<img src="file:///C:/Temp/1/msohtmlclip1/01/clip_image002.jpg" alt="" width="65" height="65" align="left" /> GSA Public Buildings Service U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: OK City: OKLAHOMA CITY Delineated Area: Northern boundary: From the intersection of Northwest Expressway and John Kilpatrick Turnpike in an easterly direction to the Intersection of John Kilpatrick Turnpike and I-35. Eastern boundary: From the Intersection of John Kilpatrick Turnpike and I-35 in a southbound direction to the Intersection of I-35 and I-240. Southern boundary: From the Intersection of I-35 and I-240/I-40 in a westbound direction to the intersection of I-40 and John Kilpatrick Turnpike. Western boundary: From the Intersection of I-40 and John Kilpatrick Turnpike In a northbound direction to the Intersection of John Kilpatrick Turnpike and Northwest Expressway. Minimum Sq. Ft. (ABOA): 15,989 Maximum Sq. Ft. (ABOA): 15,989 Space Type: Office and Related space Parking Spaces (Total): 30 Parking Spaces (Surface): 30 secured surface spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 30 Full Term: 180 Firm Term: 120 Option 1 Term: None Option 2 Term: None Additional Requirements: Contiguous space located on one level without being split by a corridor is preferred. The Government may consider non-contiguous space on not more than two floors provided a minimum of 3,000 ABOA square feet are provided on the first floor with secure access to the remaining space. Space must have potential for an efficient layout. Space should be located in a professional office setting. Space shall not be located within 250’ of residential areas, educational facilities, religious facilities, and/or retail facilities. The Government requires a fully serviced lease including 30 on-site secured surface parking spaces and exterior fenced loading area (approx. 1,700 SF). The parking requirements stated above are in addition to onsite visitor parking. The Government requires building access on a 24 hour, 7 day a week basis. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. City Utilities must be supplied to the building, septic systems will not be considered. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain or the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Oklahoma City, OK, that will be expiring. The Government is considering alternative space if economically advantag eous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
