Delineated Area Map - Oceanside, CA General Services Administration (GSA) seeks to lease the following space: State: California City: Oceanside Delineated Area: North: Beginning at the NW corner of the intersection of Interstate 5 (I-5) and California Street; continuing east on California Street; South on Downs Street; East on Fire Mountain Drive to El Camino Real; North on El Camino Real to Mesa Drive; East on Mesa Drive to College Boulevard East: South on College Boulevard to Highway 78 South: West on Highway 78 to I-5 West: North on I-5 to California Street Minimum Sq. Ft. (ABOA): 12,116 Maximum Sq. Ft. (ABOA): 12,722 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: Fifteen (15) years Firm Term: Ten (10) years Option Term: None Additional Requirements: •· Space to be located within three city blocks of a primary or secondary street with scheduled public transportation. •· Space shall be contiguous and located on one floor. •· If the space is above street level, it shall have a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. •· Space must allow efficient office configuration. •· Columns must be at least 20' from any interior wall and from each other, and be no more than 2' square. •· Janitorial services to be provided on weekdays during normal building hours. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This is not an invitation for bids or a request for proposals. Expressions of Interest Submission Requirements Expressions of Interest must be submitted in writing (email is acceptable) and, at a minimum, include the information cited herein. Expressions of Interest are welcome only from building owners and/or their authorized representatives. Expressions submitted by anyone other than the owner must include a copy of an agreement authorizing representation. Any property submitted without written authorization will not be toured. Please provide the following information in your Expression of Interest. 1. Building : Name and address. 2. Authorized Contact: Name, address, telephone number, and e-mail address. 3. Legal Entity: Name and contact information of the property ownership. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities. 4. Map showing the proposed site clearly identified as being within the delineated area 5. Location of offered space in the building. 6. Date the space will be available. 7. Size : Rentable square feet (RSF) and ABOA square feet offered. ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
