- Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT RLP #4WA0646 General Services Administration (GSA) seeks to lease the following space: State: Washington City: Yakima Delineated Area: NORTH -State Route 12 SOUTH - Ahtanum Road EAST - Interstate 82 WEST - North and South 40th Avenue See attached map Minimum Sq. Ft. (ABOA): 10,961 ABOA Office Maximum Sq. Ft. (ABOA): 11,309 ABOA Office Space may be in a Multi Tenant building if other tenants are not Retail. Building must be able to provide two spaces that meet the following sizes but each separate space can be located on different floors: 1. 7,500 Minimum - 7,675 Maximum ABOA Square Footage contiguous 2. 3,461 Minimum - 3,634 Maximum ABOA Square Footage contiguous Future Space Needs Two additional space needs of 1. 9,807 ABOA Office with a secure Sally Port connected to the building and 2. 4,574 ABOA Office maybe required which would then require the maximum for the building to be 25,498 ABOA Office Space Type: Class A Office Parking Spaces (Total): 46 On-Site parking (Future additional 43 On- Site for a total of 89 spaces) Parking Spaces (Surface): Code Parking Spaces (Structured): None Parking Spaces (Reserved): 23 spaces for Full Size GOVs at 11 X 24, fenced with card reader control access On-Site (Future requirements an additional 23 Full Size) Full Term: 20 years Firm Term: 10 years Option Term: None 4/11 Additional Requirements: Energy Star label is required within 18 months after occupancy by the Government or must meet energy star steps for exemption as defined on the Energy Star web site. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the http://www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. For example, an Energy Star label awarded by EPA on October 1, 2011 is valid for all lease awards made on or before September 30, 2012. To earn the Energy Star label, a building owner or representative must follow the instructions on the Energy Star Web site at http://www.energystar.gov/eslabel; Space will need to be built to the ISC Security Level III specifications; Building entrances/exits are not to be located 1000 feet minimum, by line of sight or within the vicinity of the following: Drug-free zone of School/park/day care boundary. Residential/hoteling/shopping center and arenas or where drug activities are prevalent Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Building/site name and address and location of the available space within the building/site; 4/11 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating cost rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered, and proposed site layout; 10.Name, address, telephone number, and email address of authorized contact; 11.In cases where an agent is representing multiple ownership entities, written acknowledgement; 12.Permission to represent multiple owners for the same submission; 13.Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact; If the letters expression of interest do not have all of the information listed above they will be considered unresponsive..
