Ft. (ABOA): 8656 Space Type: Office & Related Space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 4 Full Term: 10 years Firm Term: 5 years Option Term: NA Additional Requirements: Right to terminate clause after firm term. Lease Summary •A. Statement of Requirements The Government is seeking a lease for space meeting the following requirements: The Location should not be located within the immediate vicinity of railroad tracks (Sites which are not located directly on or near a roadway which represents a hazard to our customers will not be considered. Determinations of hazardless access will be determined by tenant agency. For example: -Primary entrance to building must be accessible for all persons with special needs -Street level contiguous space is preferred. Contiguous upper floor space on one (1) floor that meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative -Freight elevator must be one of the accessible elevators -Sufficient general parking as specified by local code requirements - when public transportation is available, passenger stops must be within two (2) blocks of the space Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.
