- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: City, State: Baltimore, Maryland Delineated Area: North: Erdman Ave. East: Edison Hwy. South: Sinclair Ln. West: St. Lo Dr. and Harford Rd. Minimum/Maximum Sq. Ft. (ABOA): 6,571 Space Type: Class A or B Office Parking Spaces (Total): Parking should adhere to local zoning code for parking spaces required per square foot of office space. Exterior parking area should have minimum illumination of 1 foot-candle. Parking for the disabled must be located within the same block. Parking Spaces (Reserved): None Public Transportation: If public transportation is provided by the municipality with the delineated area, then it should be available within the equivalent of two city blocks of the proposed space and provide hourly service from 7am to 6pm during the business week. Full Term: Ten (10) years Firm Term: Five (5) years Option Term: Renewal option(s) will be considered Additional Requirements: Space must be contiguous. Columns must be located no less than 20 feet from any wall or other column. Space cannot be twice as long as it is wide. Minimum of two elevators, one can be freight, if space is above first floor. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA and seismic per terms of the Request for Lease Proposal. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Subleases will not be considered. Projected Dates: Expressions of Interest Due: December 16, 2015 Market Survey (Estimated): February 2016 Offers Due: May 2016 Occupancy (Estimated): 2Q 2017 Expressions of Interest: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Wednesday, December 16, 2015. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
