Description
US Government Seeks Expressions of Interest in Browning, Montana. #4MT0121 DELINEATED AREA: city limits of Browning, MT The Government currently occupies approximately 31,781 rentable square feet, 27,636 ANSI BOMA square feet of office space located in Browning, MT in a lease that will be expiring in 2016. The government requires office and related space yielding a minimum of 27,636 ANSI/BOMA office area (ABOA) square feet, and a maximum of 28,465 ABOA Square feet. The lease term is for five (5) years firm and the space must be available for occupancy by January 8, 2016. The Government is considering alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. REQUIRED: ALL OF THE INFORMATION BELOW MUST BE SUBMITTED WITH THE EXPRESSION OF INTEREST TO BE CONSIDERED FOR THIS REQUIREMENT: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental rate. Parking access close the building for at least 10 surface spaces Space to conform to all ADA requirements for fire and life safety, including automatic sprinkler system if required by code, seismic and ADA/ABAAS compliant, and asbestos abated. Building access needed 24/7/365 Also provide the following: Building name and address Location of space in the building Rentable square feet offered and rentable rate per square foot (specifying services, utilities included and whether or not the quoted rental rate includes an amount for tenant improvements and state the amount) ANSI/BOMA defined usable square feet Percentage of common area factor used to determine the rentable square feet One-eighth inch scale drawing of space offered Contact information for owner or authorized agent Method of measurement for space offered Floor plan of space offered On site parking plan and where the parking is in relation to the building Energy efficiency and renewable energy features existing within the building, IF ANY Date of space availability If space offered is a spec building, provide tenant work letter and permitting documentation. Project schedule showing how the occupancy date of January 8, 2016 can be met. Tenant rent role showing all existing tenants in the building.
