Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Varied Delineated Area: North: US Route 7 South: Route 17 East: US Route 1/ I-495/I-95S West: I-66 Minimum Sq. Ft. (ABOA): 17,919 with relocation - 14,035 if remaining in place Maximum Sq. Ft. (ABOA): 18,815 Space Type: Flex/ Warehouse With 10,880 ABOA of Warehouse Space Parking Spaces (Total): 20 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 20 Full Term: 15 Firm Term: 10 Option Term: 5 Additional Requirements: Close proximity (approximately 2 miles) to shipping vendor 24 foot clearance with drive-in garage entrance Ability to provide back-up generator Ability to accommodate a Fitness Center with locker rooms and showers Lease at a new location is expected to be full service with utilities to be included in rent as part of the operating costs. The U.S. Government currently occupies space in a building under lease in Northern, Virginia that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered premises must be within the defined delineated area as shown and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Government’s decision will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide the requested information, the Government reserves the right to assume that the potential Offeror in question cannot meet the Government’s requirement. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of GSA or their authorized representative, DTZ Americas, Inc. dba Cushman & Wakefield. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of Interest must be received in writing no later than December 28, 2015 at 4:00 PM EST, and should include the following information at a minimum. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $46.74/ABOA SF for the Office and Related space, and $7.79/ABOA SF for the Warehouse space, meeting GSA’s standard building shell requirements; 4. Building ownership information; 5. Amount of parking available onsite; 6. Energy Efficiency and renewable energy features existing within the building; 7. List of building Services provided; 8. One-eighth inch scale drawing of space offered; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement; 11. Permission to represent multiple owners for the same submission.
