Description
Delineated Area Map The U. S. Government currently occupies 14,700 Rentable Square Feet (RSF) of office and related space yielding 13,395 ANSI / BOMA Office Area (ABOA) square feet (SF) of space under lease located at 199 Saddlecreek Drive in Tupelo, Mississippi that will be expiring on August 22, 2016. The Government plans to negotiate a succeeding lease at the existing location due to the economic benefit and other factors. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Tupelo Delineated Area: · North : Hwy 78 · South : West Main · East : Hwy 45 · West : Coley / Cliff Gookin Rd (See attached map) Minimum Sq. Ft. (ABOA): 13,395 Maximum Sq. Ft. (ABOA): 13,395 Space Type: Office Surface Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: · Space should not be located within close proximity to railroad tracks or heavily congested freeways. · Elevator service is required for space above ground level. · All space should be contiguous on one floor. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required.
