- Statement of Requirements The Government is seeking information on space meeting the following requirements: City, State: Wyoming and E. Grand Rapids, MI Delineated Area: N: Burton Street S.W. S: Division Avenue E: I-96 W: I-196 Minimum Required Sq. Ft. (ABOA): 3,254 Maximum Required Sq. Ft. (ABOA): 4,000 Space Type: Warehouse and Office Space (approximately 500 SF of office) Parking Spaces (Total): 2 Parking Spaces (Surface): 0 Parking Spaces (Structured): 2 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: · Tenant agency requires approximately 500 SF of office space with a restroom and kitchenette, with the balance remaining warehouse · At least one drive-in, roll-up door at a minimum 12’ x 12’ is required. · 2 parking spaces on-site are required Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information: § Building name and address and location of the available space within the building; § Rentable square feet available and expected rental rate per rentable square foot, fully serviced; § ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any; § Date of space availability; § Method of rentable space measurement; § Building ownership information; § Amount of parking available on site and its cost. Include whether expected rental rates include the cost of the required Government parking, if any; § Energy efficiency and renewable energy features existing within the building; and § List of building services provided. Projected Dates Expressions of Interest Due: December 18, 2015 Offers Due (Estimated): January 31, 2016 Occupancy (Estimated): June 1, 2016 AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
