- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Victoria Delineated Area:City Limits of Victoria, Texas Minimum Sq. Ft. (ABOA):9,306 Maximum Sq. Ft. (ABOA):9,306 Space Type:Office Parking Spaces (Total):50 Parking Spaces (Secured):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:15 years Firm Term:10 years Option Term:N/A Additional Requirements: •Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. •Locations must be as convenient to the visiting public as possible. •Space must be located on the ground level or in a multistory building on the first floor. •Offered space must meet, or be capable of being upgraded to meet, Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •The proposed leased space shall be fully serviced. •Offered space shall not be in the 100-year flood plain. •Offered space must be contiguous and have the potential for an effective layout. Interior columns must be minimum of 20 feet apart. •Public transportation must be available, at regularly scheduled times during the entire workday within 600 feet or two (2) blocks from building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. •Space will not be considered if located by liquor establishments, treatment centers, and correctional facilities. Space will not be considered where apartment space or other living quarters are located within the building. SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract, or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. Expressions of interest must include the following information: 1.Reference Project No. 1TX2354; 2.Building name/address; 3.Legal property description, recent survey, and property identification numbers (PIN); 4.Location of space in the building and date it will be available; 5.One-eighth inch scale drawing of space offered; 6.ANSI/BOMA defined office area/useable square feet (ABOA SF); 7.Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 8.Common Area Factor used to determine the RSF; 9.Name, address, telephone number, and email address of authorized contact; 10.In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
