- The General Services Administration (GSA) seeks to lease the following space: City, State: Washington, DC Delineated Area: Washington, DC Central Employment Area Approximate Sq. Ft. (ABOA): 73,364 Maximum Sq. Ft. (RSF): 88,036 Space Type: Office and related space Parking Spaces (Total): Local code required on-site parking spaces Parking Spaces (Surface): N/A Parking Spaces (Structured): Local code required on-site parking spaces Parking Spaces (Reserved): 9 reserved spaces for Official Government Vehicles Full Term: 15 years Firm Term: 15 years Option Term: One (1) five (5) year option to renew Additional Requirements: - Offered space must be contiguous and located on no more than four (4) floors. All offered floors but one must be offered in their entirety. - All offered space must be located above the first/ground floor. - Offered building must be within 2,640 walkable linear feet of a Metrorail station. - Offered building must have the ability to accommodate ISC Level III Security Requirements. The Government requires the right to fully control the building lobby, including but not limited to screening of all building tenants and visitors. - Offered space must have a minimum column spacing predominantly of 30' x 30' on center. - Building must have a loading dock, service elevator and non-public pedestrian entrance. - Two (2) areas of approximately 600 square feet each require an increased floor load for high density filing systems. - During the Government's tenancy, the following groups or organizations cannot be tenants in the Building: •- Public defenders •- Probation or parole agencies •- Public aid or government services offices (i.e. motor vehicle agency, social services, social security, immigration application services center, etc.) •- Medical facilities •- News media to include print, radio, or television •- Foreign national government companies •- DHS tenants cannot be located on the same floor(s) as the offered space This is a re-advertisement of an original advertisement that was posted on May 5, 2014. If you responded to the original advertisement, please also respond to this advertisement. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location of space in the building and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $46.74/USF and a Building Specific Amortized Capital (BSAC) Allowance of $25.00/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership.
