Description
This modification serves to extend the due date for Expressions of Interest out to Tuesday, January 19, 2016. A.Statement of Requirements. The Government is seeking to enter into a full-service lease for space meeting the following requirements: City, State:Washington, DC Delineated Area:Central Business District, specifically bounded as follows: P Street NW on the North; 15th Street NW on the East; Constitution Avenue on the South; and, 23rd Street NW (Washington Circle) on the West Minimum/Maximum Sq. Ft. (ABOA): Minimum of 10,949 ABOA Estimated Rentable Sq. Ft.:12,591 RSF (based on 15% core factor) Space Type:First class contiguous office area and related space on a single floor Parking Spaces:Parking should adhere to local zoning code. Adequate parking at reasonable market rates must be available within two (2) city blocks. Handicapped parking consistent with ABAAS requirements must be located within the same block. Public Transportation:If public transportation is provided within the delineated area, then it should be available within the equivalent of two (2) city blocks of the proposed space and provide, at a minimum, hourly service from 7 am to 6 pm during the business week. Full Term:Fifteen (15) years Firm Term:Seven (7) years Priced Renewal Option:One (1) 5-year renewal option Additional Requirements:Below grade space (e.g., concourse or lower level) will not be considered. Space must be contiguous on one floor and lend itself to efficient workplace layout. Columns must be located no less than 20 feet from any wall or other column. Space cannot be twice as long as it is wide and must provide two means of egress. A minimum of two elevators is required if space is on an upper floor. (Direct elevator exposure would be ideal.) Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, sustainability, OSHA, and seismic per terms of the Request for Lease Proposal. A full-service lease is required. Offered space shall not be in a 100-year floodplain. Subleases and/or proposals for new leased construction will not be considered. B.Projected Dates. Expressions of Interest Due:January 11, 2016 Market Survey (Estimated):Mid-February 2016 Initial Offers Due: April 2016 Lease Award (Estimated):June/July 2016 Occupancy (Estimated):4Q 2017 C.Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM ET, Monday, January 11, 2016. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly hatched and defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Request for Lease Proposals specifications.
