Description

The Government anticipates negotiating a Succeeding Lease to JM Ranches, LLC, for the Coeur d'Alene River Ranger District in Smelterville, ID. The lease is for 3,469 square feet of rentable office and related space, 6,281 square feet of rentable warehouse storage, and 59 total parking spaces. The rentable square footage must yield approximately 2,775 square feet (plus or minus 500 square feet) of ANSI/BOMA usable office and related space, 5,025 square feet (plus or minus 400 square feet) of ANSI/BOMA usable warehouse storage, 250 square feet (plus or minus 100 square feet) of ANSI/BOMA usable special (light industrial) space, and 59 total parking spaces. The term will be a 10-year firm term lease with two 5-year renewal option periods. Market research provided minimal response and no feasable location for a new office that would meet the Governments requirements, needs and accessability.
