- Copy of ad General Services Administration (GSA) seeks to lease the following space: State:DC City:Washington Delineated Area:Central Employment Area (CEA) Sq. Ft. (ABOA):58,716 Sq. Ft. (Rentable):64,000 - 67,523 Space Type:Class A office space Parking Spaces (Total):192 Secured, reserved, onsite parking spaces for Government vehicles Full Term:15 Years Firm Term:10 Years Additional Requirements:•Offered space must be located on the second story or higher and cannot be on the top floor; •Dedicated elevator or access-controlled elevator from the parking level to the offered space; •Offered space must be within 2,640 walkable linear feet of a Metro Rail station; •Offered space must be contiguous; •Offered space must be able to meet ISC Security Level III; •Ability to secure parking area and isolate to accommodate parking for Government vehicles; •Risk assessment will be made on a case by case basis. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. The Government currently occupies space in a building under lease. Buildings offered must be able to meet all Government requirements contained in the RLP/Lease to be issued, including but not limited to requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $50.63/ABOA SF, meeting GSA's standard building shell requirements 4.Date of space availability; 5.Building ownership information; 6.Amount of parking available onsite; 7.Scale drawing of space offered (as builts); 8.Name, address, telephone number, and email address of authorized contact.
