- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TN City: Johnson city Delineated Area: North: East Oakland Ave South: US Route 321 East: State Route 400 & US Route 23 West: State Route 381 Minimum Sq. Ft. (ABOA): 4709 Maximum Sq. Ft. (ABOA): 4,945 Space Type: Office Parking Spaces (Total): 14 Parking Spaces (Secured): 14 Full Term: 15 Firm Term: 10 Years Option: 5 Years Additional Requirements: Parking must be secure Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain. Expressions of Interest must be received in writing no later than February 22, 2016 at 4:00 PM EST, and should include the following information at a minimum. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (ABOA SF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ Americas, Inc. dba Cushman & Wakefield.
