- This ad modifies the previous posting under project number 3TX1094 GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:El Paso Delineated Area:Northern Boundary: Beginning at Northwest boundary point - from the intersection of Patriot Freeway (Hwy 54) and Montana Ave., traveling east along Montana Ave. (Hwy 62/180) to the intersection of Joe Battle Blvd. (Hwy 375). Eastern Boundary: From the intersection of Montana Ave. (Hwy 62/180) and Joe Battle Blvd (Hwy 375), traveling south along Joe Battle Blvd to the intersection of Gateway Blvd (Hwy 10). Southern Boundary: From the intersection of Joe Battle Blvd (Hwy 375) and Gateway Blvd. (Hwy 10), traveling northwesterly along Gateway Blvd. to the intersection of Patriot Freeway (Hwy 54). Western Boundary: From the intersection of Gateway Blvd (Hwy 10/180) and Patriot Freeway (Hwy 54), traveling north and ending at the intersection of Patriot Freeway (Hwy 54) and Montana Ave. Minimum Sq. The truck loading/unloading area can be at the same grade as the space offered. •As a minimum the offered space shall obtain LEED-CI. •Public Transportation: A commuter rail, light rail, or public bus stop shall be located within the immediate vicinity of the building, but generally not exceeding a ½ walkable mile along a designated pathway. •154 parking spaces must be commercially available onsite or within ¼ mile walking distance. •The public entrance to the building must be located more than 300 walkable feet to schools (K-12). •Separate entrances for employees and visitors are required. •Employee and visitor parking must be on-site or within ¼ mile of the building. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract, or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. Expressions of interest must be submitted in writing and should include the following information at minimum (This is NOT an invitation for bids or a request for proposals): 1.Reference Project No. 3TX1094-B 2.Building name/address; 3.Legal property description, recent survey, and property identification numbers (PIN); 4.Location of space in the building and date it will be available; 5.One-eighth inch scale drawing of space offered; 6.ANSI/BOMA defined office area/useable square feet (ABOA SF); 7.Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 8.Common Area Factor used to determine the RSF; 9.Name, address, telephone number, and email address of authorized contact; 10.In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. 11.GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Savills Studley. 12.Provide milestone schedule proving building owners and representative‘s ability to meet the completion and occupancy date of 120 days from the date of award of the lease.
