- The area of consideration has been revised; see attached. The U.S. Forest Service is interested in leasing up to 15,161 square feet of rentable office and related space, of which, 1,089 square feet of rentable space shall be dedicated as warehouse storage. 113 total parking spaces, of which 22 parking spaces shall be dedicated to a secured ware-yard located on-site. LEASE TERM: The total term of the lease will be 15 Years, 10 of which are firm. Square Footage Min/Max: Minimum Sq. Ft. (ABOA): 11,985 Maximum Sq. Ft. (ABOA): 13,184 Minimum Sq. Ft. (Rentable): 13,783 Maximum Sq. Ft. (Rentable): 15,161 Delineated Area : South: Starting point- Hwy 50 at the DMTC turnoff. West: From the starting point (Hwy 50-DMTC turnoff) head North on HWY 50 to E 11th st, left on E 11th st to Palmer St, right on Palmer st. Continue on Palmers st. to Gunnison River Dr., right on Gunnison River Dr to Hwy 50. North: From the corner of Hwy 50 and Gunnison River Dr., head North to the South side of the Gunnison River. East: From the Gunnison River, head south on Hwy 50 back to Hwy 92, East on Hwy 92 to Grand ave and turn around to head back back to Hwy 92 and Meeker St, head South on Meeker St, to Hwy 50, South on Hwy 50 back to the starting point (DMTC turnoff on Hwy 50). Important: Any site located in a 100-year floodplain will be excluded from consideration.
