- Description
- The United States Government is seeking offers for leased space to replace an expiring lease. The requirements include 4,150 ANSI/BOMA office area square feet and eight (8) surface parking spaces. Offered space must meet Government requirements for fire and life safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The term shall be 15 years, 10 years firm. Offered space must be located in Pennsylvania's 3rd Congressional District and within the area bounded by the following: Starting at Route 422 at the Pa./Ohio border and traveling East to Interstate 376 Traveling South on Interstate 376 to Route 422 Traveling East on Route 422 to Interstate 79 Traveling southbound on Interstate 79 to Freeport Road Traveling eastbound on Freeport Road to Franklin Road Traveling north on Franklin Road to PA-228 Traveling east on PA-228 to PA-356 to PA-28 Traveling North on PA-28 to PA-268 Traveling northbound on PA-268 to PA-58 Traveling westbound on PA-58 to PA -173 Traveling northbound on PA-173 to PA-358 Traveling westbound on PA-358 to the Pennsylvania/Ohio border The Government prefers to be located on the 2nd floor or higher. Any perimeter windows within the offered space that are less than 18 feet from the ground or accessible platform will require forced entry protection or security screening. Skylights into the offered space need to be removed or physically secured at the discretion of the Government. There shall be no existing or future ceiling, floor slab or demising wall penetrations (i.e. water, electric, power or other utilities) without prior written approval by the Government. The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, schools, hospitals and religious/rehabilitation/social service centers. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the the Government's Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. The floor load of the proposed site shall be capable of supporting equipment up to 1,000 lbs. Minimum ceiling height for tenant space is 8'6"; for support space, minimum ceiling height varies by room - 9'0", 9'6", and 10'0".
