Description
U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Austin Delineated Area: North: Starting at the intersection of MoPac Expressway and West Parmer Lane and traveling in an easterly direction along West Parmer Lane and then East Parmer Lane to the intersection of East Parmer Lane and Dessau Road; East: From the intersection of East Parmer Lane and Dessau Road and traveling in a southerly direction along Dessau Road and then Cameron Road to the intersection of Cameron Road and Highway 290; South: From the intersection of Cameron Road and Highway 290 and traveling in a westerly direction along Highway 290 and then West Koenig Lane and then Allandale Road then Northland Drive to the intersection of Northland Drive and MoPac Expressway; West: From the intersection of Northland Drive and MoPac Expressway and traveling in a northerly direction along MoPac Expressway to the intersection of MoPac Expressway and West Parmer Lane. Minimum Sq. Ft. (ABOA): 2,882 Maximum Sq. Ft. (ABOA): 2,882 Space Type: Office Parking Spaces (Total): 1 Parking Spaces (Surface): 1 reserved for government vehicle Parking Spaces (Structured): 0 Full Term: 10 Firm Term: 5 Renewal Option: None Additional Requirements: Contiguous space is required. Government shall have access to the space 24/7/365 Agency cannot be located near businesses determined as unacceptable by Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action: for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided.
