The General Services Administration (GSA) seeks to lease the following space: City, State: Alexandria, VA Delineated Area: North - Wythe Street to N. Fairfax Street to Pendleton Street to N. Union Street; East - N. Union Street which turns into S. Union Street; South -Franklin Street to S. Payne Street to Roundhouse Lane to S. West Street; West - S. West Street to Duke Street to S. Peyton Street to King Street to N. West Street to Oronoco Street to N. Henry Street to Wythe Street Approximate Sq. Ft. (ABOA): 4,775 Maximum Sq. Ft. (RSF): 5,730 Space Type: Office and related space Parking Spaces (Total): One reserved plus local code required on-site parking spaces Parking Spaces (Surface): Local code required on-site parking spaces Parking Spaces (Structured): One reserved space, plus local code required parking spaces Parking Spaces (Reserved): One reserved (structured) space for a Privately Owned Vehicle Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - Offered space must be accommodated in two blocks. Block one must be approximately 1,625 ABOA SF with a minimum ceiling height of 9' clear. Block two must contain approximately 3,150 ABOA SF, have a minimum ceiling height of 8' clear, and be located above the first floor. - If the offered blocks are contiguous, they must be located above the first floor and have the ability to accommodate two separate entrances. - Offered building must have the ability to accommodate ISC Level II Security Requirements. - Offered building must have a minimum column spacing of 20' x 20' on center. - Offered building must have a loading dock and freight elevator. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, CBRE, Inc. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age; 2. Location in the building of both blocks of spaces and date of availability; 3. Rentable square feet (RSF) offered and rate per RSF; 4. ANSI/BOMA office area/usable square feet (USF) and rental rate per USF, full service inclusive of a Tenant Improvement Allowance of $46.74/USF, meeting GSA's standard building shell requirements; 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-built) identifying offered space; 7. Information on project and building ownership. 8. Area map showing amenities located within one-half mile of the offered building including eating establishments, Metro stations, bus stops, daycare facilities, banks, health/medical services, pharmacies, hotels, public parking garages, and dry cleaners.
