- City Center Boundary Narrative Birmingham City Center Map General Services Administration (GSA) seeks to lease the following space: State:Alabama City:Birmingham Delineated Area:Birmingham Central Business District (see attached city center map and boundary description) Minimum Sq. Ft. (ABOA):27,789 Maximum Sq. Ft. (ABOA):29,178 Space Type:Office Parking Spaces (Total):2 plus surface spaces as detailed below. Parking Spaces (Surface):The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or in the absence of a local code requirement, on site parking shall be available at a ratio of one (1) space for every 250 RSF of space. In the absence of adequate on-site parking, adequate public parking shall be located within the immediate vicinity of the building, but generally not exceeding a walkable ¼ mile. Parking Spaces (Structured):2 Parking Spaces (Reserved):2 Full Term:10 Years Firm Term:5 Years Option Term:Years 11-15 and 16-20 Additional Requirements: Contiguous single floor space is preferred; however, the Government will entertain space on no more than 3 contiguous floors. An unencumbered, efficient, and regularly shaped (i.e., rectangular or square) floor plate with a single center core is preferred. Column dimensions of 24 inches x 24 inches or less are required. Column spacing of more than 20 feet x 20 feet on center of the column is required. The total square footage is comprised of two blocks of space that will need to be separately demised and provided contiguously: Block #1: 27,122 ABOA SF - 28,478 ABOA SF Block #2: 667 ABOA SF - 700 ABOA SF A rooftop antenna may be required. Please note that other special requirements will apply and will be included in the Request for Lease Proposals (RLP). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
