- DEPARTMENT OF VETERANS AFFAIRS (VA) REQUIREMENT FOR LEASE SPACE The VA is currently seeking lease space for a Community Based Outpatient Clinic (CBOC) in the Sioux City, Iowa, North Sioux City, South Dakota, and South Sioux City, Nebraska and is conducting an open market competition for space. The space must be on no more than one floor, and provide 21,027 - 24,586 NUSF of space. On-site parking for 130 vehicles is required. A full service lease for up to 20 years, with 10 years firm is contemplated. Term to be finalized prior to solicitation issue. Occupancy is desired by 1 March 2018. The space to be considered shall be within the Sioux City delineated area as follows: Iowa Side North: Outer Drive North (Sioux City, IA) West: Missouri River & Big Sioux River South: Warrior Road (Sergeant Bluff) East: Hwy 75 or old Lakeport Road Nebraska Side North: Missouri River West: Elgin Avenue South: 164th Street East: Missouri River ? South Dakota Side North: Northshore Drive or Waters Road West: Westshore Drive or 484th Avenue South: Missouri River East: Big Sioux River Offerors must provide evidence that properties are outside the 100-year flood plain. A formal market survey of prospective properties will be conducted by the VA. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. THIS IS NOT A SOLICITATION.
