Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs, Charleston VAMC desires to lease a minimum of 17,800 net usable square feet of space in Charleston, SC area, for use of warehouse space. The entire space must be located on the ground floor. The lease term is ten (10) years, five (5) years firm with on-site parking for 16 vehicles to include a minimum of 2 spaces marked for handicapped accessible parking. VA will require space in the yard for 2 large delivery trucks, 4 vehicles, 1 large Dual Use Vehicles, 2 emergency management trailers, 1 trash dumpster, 2 40 bulk trash containers. The VA seeks a fully-service lease (utilities, services, maintenance costs included in rent). Occupancy is required by September 1, 2016. To be considered the space should be in Charleston, SC within the following delineated area: -North along Dorchester Road from Aviation Ave to the Ashley Phosphate and Dorchester Road Intersection; -East along Ashley Phosphate to the Red Bank Road and North Rhett Ave intersection; - South along North Rhett Ave to the I-526 interchange; -West along I-526 to the I-526 and Dorchester Road interchange. Offers must provide evidence that properties are outside the 100 year flood plain. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD of PDF "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
