- The General Services Administration, National Capital Region is seeking sources capable of completing the work described in this notice. The government is especially interested in responses from SBA certified Historically Underutilized Business Zone program (HUBZone) businesses and Service-Disabled Veteran-Owned Small Businesses (SDVOSB) that are capable of performing this work. This notice is for informational purposes only. It is not a request for proposals and does not obligate the government in any way. The government will not reimburse respondents for any costs associated with the information submitted in response to this request. From time to time the government has need of expert local appraisal services from MAI or similarly qualified appraisers permanently licensed (temporary licenses are not acceptable) in each of the 3 jurisdictions, Maryland, Virginia and the District of Columbia. To be qualified appraisers must have completed appraisals similar in scope and complexity to the assignment types listed below. Appraisal Services Fair Market Value Appraisals •· Office Buildings in excess of 500,000sq.ft. •· Campus with multiple related buildings •· Land for development at densities in excess of 500,000 sq.ft •· Industrial Properties in excess of 100,000 sq.ft •· Government Owned Headquarter Buildings Condemnation Appraisals (must be written to Yellow Book) •· Partial Takings •· Full Takings •· Court Testimony Acquisition Appraisals (must be written to Yellow Book) Disposition Appraisals •· Completed on behalf of a Government Agency disposing of Real Estate Fair Annual Rent Appraisals •· Rent Appraisals completed for office properties in excess of 500,000 sq.ft. •· Rent Appraisals completed for Single Tenanted Buildings. •· Rent Appraisals completed for warehouse properties in excess of 100,000sq.ft. Special Projects/Consultation •· Re-Use Studies •· Highest & Best Use Studies •· Land Use Studies •· Surveys & Titlework The terms of the IDIQ contract are expected to include a one year base period with up to four one year options. The nature of the specific assignment will be provided in each individual task order. Any interested qualified Small Business firms, Small Disadvantaged Business, 8(a) Certified SDB, HUBZone SB, SDVOSB, or WOSB concerns should submit their Corporate Capability Statement which demonstrates the firm's ability and past experience with similar assignments and identifies and describes qualifications of key personnel. An active registration in System for Award Management (SAM) is required. Registration is available at www.sam.gov The information contained in this notice will be utilized exclusively as market research for acquisition planning purposes for the future solicitation of an Indefinite Delivery/Indefinite Quantity (IDIQ) contract. The following information is requested. •· Firm's name, address & contact information •· Firm's DUNS number •· Firm's Small Business Category •· Narrative description of the firm and the nature of the work it performs •· Listing of relevant experience: please provide a list of all assignments completed in the past 3 years similar in scope to the above. Include address/location; property type; size; date of the appraisal; type of value. •· Type of assignments interested in. •· Identification of key personnel and qualifications of each appraiser exclusively associated with the Offeror, locally licensed and available for future assignments. Respondent proposals must be received within 5 business days from the date of publication. Please limit submissions to no more than 10 pages.
