- Approved J&A This serves as notice that the United States Government has accepted an offer to lease 42,016 rentable square feet of space yielding a minimum of 34,589 ANSI/BOMA office area square feet and 100 surface parking spaces using Other than Full and Open Competition practices for a lease for the U.S. Attorney’s Office, Drug Enforcement Administration, U.S. Trustees, and Fish and Wildlife Service. The lease has been awarded to the Tanota Rentals, LLC in Tamuning, Guam. Commencing April 1, 2016 through March 31, 2036, the U.S. Government shall pay the Lessor annual rent of $ 1,678,959.36 for a fully serviced lease at the rate of $ 139,913.28 per month (Years 1-5), annual rent of $ 1,846,855.29 for a fully serviced lease at the rate of $ 159,904.61 per month (Years 6-10), annual rent of $ 2,031,540.82 for a fully serviced lease at the rate of $ 169,295.07 per month (Years 11-15), annual rent of $ 2,234,694.90 for a fully serviced lease at the rate of $ 186,224.58 per month (Years 16-20). The lease terms are set at 20 years/ 10 y ears firm. GSA may terminate this lease after April 1, 2026 with 90 days written notice to the Lessor.
