- Questions Can the work listed below be performed? If so, would subcontracting be needed? If subcontracting is needed, how much of the work would be subcontracted? Has similar work been performed in the area? If so, can you provided examples of completed solutions? Is it acceptable to reuse the existing hot water heaters? Are there industry standard practices? What is the correct size of solar panels/collector array to accompany 240 gallons of storage? What is the standard warranty period available from the solar panel/collector array manufactures? What is the standard overall system warranty period? Background: Unity Healing Center located at; 448 Sequoyah Trail Drive, Cherokee, NC 28719, is an Indian Health Service youth drug and alcohol treatment facility. This facility is approximately 12,400 Square Feet in size and is capable of holding up to 16 residents. The building was originally built in the late 1930s and had served as the Cherokee Hospital. In late 1990s after sitting abandoned for many years, the building was gutted and converted into a youth treatment facility. The building was last renovated in 2008. In an effort to comply with Executive Orders requiring use of renewable resources at federal facilities and to lower overall utility costs, this project will also add solar thermal panels to the south facing roof to cover heating domestic hot water. Domestic hot water is used for hand washing, laundry, resident dishwashers, and resident showers. The kitchen is fed from a separate hot water system. This south facing roof was evaluated for photo-voltaic panels, but found to have a payback period that exceeded their life expectancy. There is a domestic hot water recirculating loop in use in the facility. Natural Gas is available in the building. The existing natural gas Hot Water Boiler has additional capacity most of the year. The only time it does not is the coldest days of the winter. Hot water boiler is used for space heating and utilizes a reverse return loop system. Showers are generally taken in the morning between 8 and 9 AM, but may also be taken in the afternoon when returning from various outings. Laundry is done at different times throughout the day. Dishwashers are generally run after the evening meal. Existing Water Heaters are: Rheem Commercial Serial No. AE122288 RH 1088500175 Model No. EGS 27-120-G Capacity 119.9 US Gallons 240 VAC 50/60HZ 27 KW 3PH 64.8 AMPS Rheem Commercial Serial No. R 0294H00257 Model No. EGS 30-120-G Capacity 119.9 US Gallons 208 VAC 50/60HZ 30 KW 3PH 84 AMPS Work contemplated: Solar Thermal Hot Water - Add solar thermal collectors to the South facing roof. · Installed system must prevent freeze up. · Operations and Maintenance Manual is required detailing how to use the system and how to properly maintain the system. · Work with roofing manufacturer (Metal Roofing Systems, Inc. – Stanley, NC) to assure that existing roof warranty is not voided. · Repurpose existing 120 Gallon electric hot water heating tanks (2) to be used for hot water storage. Electric elements shall be left in place as a backup heating source only when solar and boiler fail to provide sufficient heat. · Replace sacrificial Anode rods in both tanks with manufacture recommended replacement. · Add a tempering valve that will provide a minimum of 110 deg. F water and prevent water from reaching temperatures over 120 deg. F.
